BD Capital provided borrower an 85% loan on acquisition and 100% funding of the construction in order to gut renovate an old two family home into a new modern two unit condo building. After a year of development borrower sold both units above the projected prices and made a 29% return on project.
BD Capital provided borrower an 80% loan on acquisition and 100% funding of the construction in order to moderately renovate a single family in Clifton for $60,000. Within one month of owning the property the borrower found a buyer that only requested $15,000 of the initially proposed construction costs, therefore selling the property within five months of the acquisition. BD capital’s lack of early termination fee allowed the borrower to sell the property quickly without being penalized and start another project.
Borrower acquired a historic bed and breakfast in Nashville’s dynamic and walkable 12 South neighborhood. The borrower took great care to respect the historic nature of the area and property while skillfully delivering a unique luxury home. The property was gut renovated with a three-level addition plus gunite pool. The borrower received 60%/100% and the loan was below 65% LTV. BD Capital assisted with a tight closing timeframe and overcame valuation hurdles because there were no obvious comparable sales.
