LOAN PROCESS
Step 1: LOAN SUBMISSION
- It is as important to us to learn about you and your vision as it is to learn about the project you are seeking to fund. We can certainly write “one-off” loans, but BD Capital is interested in long-term relationships.
- We take the time to get important information up front so that we can provide a quick Letter of Intent. Some items that we need include: Address • Acquisition Cost • Project Exit Value • Budget • Previous Experience • Verbal Credit Score • Cash on Hand
Step 2: LETTING OF INTENT
- BD Capital has a professional team of construction, underwriting and transaction experts. “Speed to offer” is important to you and a focus of ours. Once we have agreed on terms, the LOI is sent for signature and a processing deposit is collected that is credited at closing.
Step 3: UNDERWRITTING
- Phase 1 Borrower Deliverables: Processing Deposit Received • Authorization Form • Attorney / Title Contact Information • Purchase Agreement • Itemized Budget • Plans / Drawings (if applicable) • LLC Paperwork • Borrower Experience Documentation • 2 Months Most Recent Bank Statements • Photo ID
- Phase 2 Borrower Deliverables: Personal Financial Statement (PFS) • Real Estate Owned (REO) • Property Insurance and Liability Insurance • Survey (if applicable)
- BD Capital Generated Deliverables: Appraisal • Background Check • Credit Report • UCC, OFAC, Bankruptcy, Judgment/Lien Searches • Property Inspection • Zoning Review • Budget Review • Sponsor / General Contractor Vetted • Flood Certificate
Step 4: CLOSING
- BD Capital has never missed a Closing Date. One of the many reasons is because we set all expectations on Day 1. Once Step 3 is complete, your closing date is scheduled. BD Capital works with the title company to ensure a smooth transaction.
DRAW PROCESS
Being reimbursed for work performed is simple, fast and handled by our dedicated construction team. BD Capital has invested in technology to allow busy builders to focus on their project rather than burn valuable time on paperwork.
1. REQUEST AND SCHEDULE YOUR INSPECTION
- Log into Built and request inspection.
- Create a draw if you have a specific $ amount with supporting information OR we will default to % complete.
2. RECEIVE DRAW TICKET & APPROVE DRAW AMOUNT
- In 2 – 3 days the draw has been confirmed, inspected and uploaded.
- Your BD Capital Draw Engineer can assist with any questions.
- Once you approve, BD Capital will prepare the wire distribution.
3. RECEIVE WIRED FUNDS
- Wired funds typically go out the same day all documentation is verified and your approval received.
